700 University, also known as OPG building, is located on the southwest corner of University Avenue and Collage Street, Toronto. The Building consists of one tower building over two retail/office concourse levels and a sub-basement level. The Building was constructed in 1976 and has gone through some minor renovations since then.

The building has 19 storeys including an entrance lobby which is located a half grade above street level which includes tenant retail spaces, and two basement levels (Shopping Concourse and Lower Concourse Levels), totalling approximately 1,226,000 sq ft.

The client, Kingsett Capital, instructed Digital Inc. to conduct a full 3D Scan Survey for the mixed-use building to capture all architectural, structural, mechanical, electrical and telecom services.

The survey was carried out strategically as it was a fully occupied building. A 360 virtual tour was also created to enable virtual site visits to all stakeholders. From the point cloud and photographic data, we created and developed an accurate LOD200 BIM-Ready model of the building.

Upon completion of the model, we then carried out clash detection to ensure the model was coordinated and geometry was joined and connected correctly.
